This is one of the worst real-estate investment experiences I’ve had.Encore positions itself as a “luxury resort,” but from an owner’s perspective, it is a highly restrictive, over-controlled, and financially disappointing investment.As an owner, you have almost no autonomy. The HOA dictates everything — down to blind sizes, wall colors, furnishings, and finishes — yet takes no responsibility for generating revenue or protecting owners’ returns. You carry all the risk while they retain all the control.The HOA fees are extremely high, and on top of that, owners are effectively forced into using only a small handful of rental companies, all of which have performed poorly 3 to be exact and one is owned by the builders so, last time we checked . Even worse, if you use a different approved rental company, your guests are denied access to the water park, which immediately makes your home less competitive and harder to rent.Financially, the math simply does not work:Owners routinely send monthly checks back to the rental companyAnnual taxes run approximately $10,000–$12,000, which is excessive for the lot sizesThe resort has 800+ homes within Encore alone, with additional resorts built directly around itThe result is extreme market saturation, forcing owners to rent these overpriced homes for what amounts to pennies just to stay competitive. There is no pricing power, no scarcity, and no protection for existing owners.Encore benefits from constant new development and control fees, while owners absorb shrinking returns, rising costs, and poor management performance. As an investment, this resort is fundamentally flawed.I strongly advise anyone considering buying here to analyze the long-term revenue reality, not the sales pitch. This is not a luxury investment — it’s an overbuilt, over-controlled system that works against owners

I give Encore at Reunion a 3 stars…
I give Encore at Reunion a 3 stars because my family were there for 7 days and my grandkids only got to use the pool only 1 day. The first day I called and told them the pool was dirty and they told me the next day. The next day come they told me Saturday. Saturday came then they told me Monday morning. So my grandkids went 5 days no pool. That's why I asked for a pool so my grandkids could play in the pool. They gave me a credit for $150 to use at the hotel restaurant but that doesn't come close to what my grandkids lost. I called the manager today and they took my name and phone number and said the manager was on the phone with another customer and I haven't heard from her. So that's showing me this company doesn't care about me as long as they took my money. I will not being staying there anymore if this is how that treat their customers.

Went for a meal with friends this evening to celebrate a birthday meal after it had been highly recommended. Sat at our table and handed a drinks menu and told they had no food menus available and would come back to us when they had. About ten minutes passed and the waitress came back with the menus - passed them to us and then walked off, not asking if we wanted to order drinks. Came back a while later to take a drinks order which we gave her and said that we were ready to order to which the waitress replied that the kitchen were not ready to take our order. We seemed to be waiting ages for our starters then the manager came over and said our food would be out next. The prawn starter and the soup was fine but the koftas were dry, no one checked at any time if the food was okay. Mains arrived and 1 of our party ordered steak which he said was nice and the 3 of us ordered the smashed burger. What arrived was really mediocre, plastic cheese and cheap fries and a tiny pot of mayo. Really not good and wouldn’t recommend. Also the website offered a Friday deal 2 courses for £18 from 5 til 9 which wasn’t offered so we were also overcharged. Never normally leave any reviews but this time felt I had to - no one at any time checked in to see how our experience was and previously working in the hospitality industry this is a given as any issues with quality of food can be rectified timely

My family was scheduled to stay at Encore Resort at Reunion from July 12th - 19th. But, we left July 14th at 12 am with a promise of a full refund after the horrific stay. The reason that we left the establishment was the house was extremely hot due to the broke HVAC unit, infestation of roaches throughout the cabinetry and poor to no internet connection on tv’s making it impossible to watch tv. The initial temperature in the upstairs portion of the house ranged between 84-88 degrees. The first floor temperatures ranged between 79-84 degrees. They attempted to fix the issue by putting portable air condition units in the windows. This 1.7 million house had 10 portable air conditioners in the window and fans everywhere to facilitate the movement of air throughout the house. Despite the attempt the house never got below 78 degree look at the picture I have of the staff member standing at the Thermostat. They also attempted to mitigate the infestation of roaches with pest control but at night the roaches ruled the kitchen. I have picture of the dead roaches, I have pictures of the window units and poor connection tv’s. My family was promise a full refund of our money because of the poor slum lord condition we had to dwell in. After a week of phone conversations today I was told by a representative that I would not be receiving a refund. So, now I’m being stuck up for my money after living through that nightmare. Florida and Orlando is supposed to be a nice family orientated area. I still believe it is but do not stay anywhere on Encore Resort at Reunion, especially at 260 Clawson WayKissimmee, FL 34747, United States this was the disgusting house address. The staff was rude, showed no compassion or empathy for destroying our vacation. Additionally, my family had to come out of pocket to stay at another resort for the remaining of our time in Orlando costing us thousands. Please do not stay with Encore Resort at Reunion.

VILLA OK....BUT
FOR:: Inside of villa was great and very comfortable.Pool was adequate and clean with loungers and comfortable outside table and chairs. Fins restaurant very good AGAINST: Broken and dangerous garden furniture left in garden. Children’s play area overgrown.Phone not working.Entry code for villa given was incorrect and we only got in by accident!!Games room a joke. Overloaded with items making it practically unusable..The resort “concierge” needs to be looked at as the people manning it are not very helpful and treat you as a nuisance !!

Great housing, bad services.
The house is very nice, pool is great.However, there is clearly a problem with their service. The check-in office and housing services are 2 different entities, which makes everything complicated.Cleaning is NOT included, so you have to ask for it. Unfortunately, despite being an expensive service, we had to ask them to come back as it was far from being acceptable.We had to ask for pool cleaning to come back as well, since it has not been done properly neither.Finally, upon departure, we reported a lost item - a stroller, and we knew precisely where it has been forgotten. To my surprise, they came back telling me they did not find it. I believe they did not even search

Wonderful resort 10 minutes from Disney!
Our family of 23 enjoyed our stay at the Encore Resort. Beautiful 12 bedroom, 13 bath home with wonderful pool, movie room, pool table, etc. The resort has a great large pool area with huge slides, a very large spray park area, corn hole game, game room and restaurant. Being so close to Disney, about 10 minutes made our stay complete. If you have a large family and want to stay close to Disney this is the place!

We enjoyed our time at Reunion Encore Resort. The home was clean. There was a problem with a couple of the fans, but the service people fixed it immediately. Our pool and outside area was well kept. The only problem we had after that was the keypad on the door. It would lock at times and would not open. So if it were not for the fact that some one was still in the house, we would have had to have someone come to let us in. We started using the garage. Also when we rented a grill the first one that was brought was old, rusty and did not work. It did not look like something you would want to cook your food on. I was disappointed about the grill. . The grill, however, was taken back. One in better condition and cleaner was brought to us. Overall the house was nice, but the rooms were not what I expected. We did not have any bunkbeds. All the rooms had a single bed in them with the exception of one. It had two twin beds. We had young people whom should not and did not want to share a bed with someone. We wanted to put the four boys in one room and the three girls in another, but we could not because their were not enough beds. the game room was not what I expected. The pool table did not fit in the space it was placed in. It was if it was placed there just to say, "Here is the pool table you wanted". It was not the game room I was looking for. It was so tight in that small space that I was afraid to let them shoot pool. I just want to let you know you should really change your photos of the houses you rent out, especially if you are unable to fulfill special request. Overall we enjoyed the house and our time at Encore Resort. I gave the resort four stars because the problems were minor and really did not impact our fun. I would recommend the resort to others!

I don’t even know where to start, let’s say that I was a good client, we used Encore villas at least 6 different times.. the last time is my last ever at this resortWhatever problems that I encountered from small to big wasn’t answered, there’s no one to talk to, the manager was so impolite and tried to shut my mouth with a small basket of candies. Like giving a child a lollipop to shut up.I tried to contact someone above- no success. If you have a problem talk to the moon because no one is there to help only to take your money.

We truly loved this resort and our mini vacation at Encore. Our family booked Encore due to a family reunion that was canceled in Orlando. The home was able to accommodate 6 families in an 8 bedroom home. We definitely will stay here again. You get more for your money and the homes are beautiful! Next time, we will use all the resort amenities!

This was the most memorable vacation my family has had thus far, so much so, we plan to stay with Encore yearly. My husband has even been looking at other Reunion properties because we were so impressed and pampered.
