I worked with Doug Sanders on helping a client sell their property off market. They then used those funds towards the down payment for their new home. We reached out to him and he came to the appointment the following day, sent over an offer the next day, and we decided to move forward with executing the contract soon after. He was always on top of things and ensured we stay on track for my clients contacted closing date. I’ll definitely be keeping in mind for future deals. 10/10.

Had a great opportunity to work with big state home buyers the young man that helped me, Lucas Greeson did great job making sure that if we needed any help during the selling of the house while preparing a new journey for another chapter in our lives I greatly appreciate the time and response I got from him. Everyone in the company, even when we went to go sign paperwork were very nice helpful. Thanks 😊

Everyone was excellent!Justin did an excellent job. Everything was smooth except my mail situation. I wrote United States Postal Service in Washington DC and they were very helpful. Supervisors at United States Postal Service in Tomball got my mail. Only issue I had was I could not get my mail and I had completed all the forms and followed through on my end. Big State got my keys and my home and I had to move to a higher level to get my mail. I did end up loosing Christmas items that had been sent to me from another State. Overall they did excellent but just be mindful of your mail when handing over all your keys if you have a neighborhood mailbox.

Absolutely worst people deal with made…

Absolutely worst people deal with made appointment then didn't show up. ghosted me 4 days till I emailed and text them. Call I got was to tell me they dropped ball but are very professional and this never happens. Well looking at reviews it seems happen a lot. Don't waste your time with these people.

Deceptive business practices

Deceptive business practices. check out Better Business Bureau complaints. I normally don't write reviews. I only make a comment once every a few years the most. This is too bad for me to write a review. It is just a huge waste of time & energy on top of a financial loss. Also, they have removed a lot of bad reviews and complaints through under the table activities. The positive reviews were not many back in Sept. 2024. Instead, I saw a lot of bad ones. I noticed that they also added many fake good reviews after Sept. 2024. Read the real complaints and see the deceptions in their business practices. The positive reviews are possibly results of manipulations of their customers & fake reviews. Mike White and the team behind him (Seth Castillo & Stephanie Brand) put on shows and lied without blinking their eyes. They make money by taking advantage of people's situations and making empty promises. Their contract starts with standard information and hides their "exclusive rights" at the costs of clients' responsibilities/financial burden/time/energy in the Addendum. If you understand what they talk about in words as normal business practices, they meant something else.For instance, both parties agree on a closing date. They promote their "fast no hassle closing" to get you to sign a contract. They have the agreed closing date typed in the contract as a date both sides agreed. They have a hidden clause at the end that the closing date automatically extends when they are still making an "effort" to close - which they pretended to make an effort, while they actually intentionally drag the process by reviewing solutions/alternatives & requesting documents at different times for numerous reviews from their "legal" because they have too many liabilities (when they already knew these liabilities from the very beginning buying as is). A solution that took me 2 munities to think of for them is: we have exhausted all of our solutions; the only option is to wait.When you want to terminate the contract because it is taking too long (way passed agreed closing date), they tell you that it is not allowed, because the closing date extends automatically when they are still making an "effort", so you are in contract until they want to close, or they want to end the deal. Or they give you an option to terminate the contract by paying them $5,000 when you sell the house to someone else to cover their interests. My God, what is the point a buyer pays earnest money? My God, what's the point of agreeing on a closing date by both parties, when it can keep extending when buyer is still making an "effort" - "at the Buyer's sole discretion [additional closing period]". And "Seller shall make every effort to cooperative with title curative work and due diligence work if required".All of these are at your responsibilities to minimize their cost and maximize their gain on top of an already low contract price they get due to their "fast closing" or other promoted benefits. For a about month time from the contract signed, they could not even confirm any date for any kind of next step. Once they start to give you a date, the date will probably be kept moving out due to all kinds of created situations like the complaints in the above link.Tons of hidden clauses in the Addendum A, which basically overwrites anything in the regular contract that you believe you sign. delays that they intentionally created by using perceived client situations as their excuses. "As soon as possible" is only one of their empty words and one of their ways to delay without giving out any date. It meant a few days at least. One excuse after another to delay the process. Full of lies, manipulations, & gaslighting. Just like the complaints of their clients in the link above.The above link also mentioned that the already low contract price kept being cut down for various excuses when you are patient enough to get to closing time. Definitely need a lawyer in reviewing your legal document with them. It can be very costly for most families who sell "as-is". After their tricks in the Addendum (a ton of them hidden there) are pointed out, they would probably figure out other ways to deceive. The best option is to stay away from them.

Sale of home to win back my peace.

I worked with Big State to sell the home that I owned for 15 years. I was going through a sudden divorce, had my kids and new changes to worry about, and a mountain of debt I was drowning over. Lucas G. was who I worked with directly from start to finish. He made the process seamless, straightforward, and accessible. I was able to do things electronically and within a reasonable time limit that also met my personal goals. Everything was done legally, cleanly, and companionate within a month. It was the start of my new life without shame, continued debt, and knowing my home would be made new and someone’s new home. All of the mortgage and lingering bills were covered in the final price plus a little extra to start over. I highly recommend Big State for its efficacy, accessibility, compassion, and straightforward business model.

My agent was Doug Sanders and he came out to the house at the agreed time and date, when he arrived we toured the property and he was a straight shooter and gave me my options. I understood that my house needed work and was ready to get out.He gave me 2 offers, one was an immediate buyout and the other offer was to give him time to sell out to investors at an higher price. I chose option 2 and and we closed on the higher price and closed in 30 days at the agreed on sale price with no closing costs on my end.Very satisfied with my transaction and didn't have to make any repairs!Thanks Doug!

I wish I never signed a contract with this company. I KEEP TELLING ALL OF OF THEM THAT LUCAS MISREPRESENTED HIMSELF AND THE PAPERWORK I SIGNED. HE TOLD ME IF HE COULDN'T GET THE AMOUNT I WANT THEN THE CONTRACT WOULD BE NULL AND VOID. I WOULD BE LETTING THEM STEAL MY HOUSE FOR THAT AMOUNT THAT THEY WANT TO PAY. I WILL NOT BE SIGNING ANYMORE DOCUMENTS FOR THEM. I WAS TRICKED THE FIRST TIME AND I WILL NOT MAKE THAT MISTAKE AGAIN. LUCAS ALREADY TRIED TO BRIBE ME BY OFFING TO GIVE ME A FEW THOUSAND DOLLARS UPFRONT. I KEEP TELLING THEM i AM NOT SELLING MY HOUSE SO STOP HASSLING AND HARASSING ME.There company is trying to take advantage of people like me. He did not go over any part of the contract with me at all. He did not explain anything to me. He said if I did not agree with the amount the contract would be null and void. I do not even have a copy of what I signed. All you did is say sign and initial. I had no clue that I was signing a binding contract to just give my home away. Shame on them, all they want to do is rip people off. Tell everyone that your company is just trying to rip-off unsuspecting people like me.Now they are going to try and strong arm me or scare me into letting you steal my house with something else he didn't tell me about in this supposed contract WOW: You impede access which is in breach of the contract you signed. We allocate those thousands of dollars to our lawyer. It states in the contact, that again you signed, that you are responsible for our legal costs. He never went over any part of that contact, not even one paragraph. Your website says NO RISK OR HASSLE...WELL THAT IS A BIG LIE....BECAUSE YOU ARE PUTTING ME AT RISK AND ALSO HASSLING/HARASSING ME. I definitely learned a valuable lesson from you and that is you can't trust anyone. YOU TRICKED ME JUST TO MAKE MONEY ON MY HOUSE.
