If I could give this company a zero…

If I could give this company a zero star rating I would. We rented the Ocean Grove 601 sea breeze condo on Galveston Island in the month of October. The weather was great but the condo was a joke. It was dirty when we arrived, the door to the balcony didn’t have a lock, the toilet handle in the second bathroom broke and they didn’t fix it so I had to take the lid off the toilet and pull the chain to flush the toilet. When we ran the dishwasher it caused sewage to back up into the kitchen sink. The only nice thing was the balcony. When we went to the Ryson property office on the island the receptionist was rude and very insensitive about what happened. NEVER EVER rent anything from these rip off artists!!!! Next time I come to Galveston I will be renting a condo from Above the Rest.

I will never use Ryson Vacation Rentals…

I will never use Ryson Vacation Rentals again. It was a nightmare. A group of 15 of us booked through Vrbo a spot in Surfside Texas months before our date on the day of check-in five hours before we get a phone call and say our place is roach infested. A few days before our trip a review came up about a roach problem so I reached out to them and they insured me that it was taken care of but yet it was not. So while driving, I’m having to look for a different property for 15 of us to stay for the week they gave us suggestions which only one was similar but come to find out it was one day shorter than our original plans, but it was the only one close enough to the beach and was not in Surfside. The second house that we stayed in was nice and I’d say I would stay there again, but I would never rent from Ryson again. In the house that we ended up staying in we had to go by and replace air filter because it looks like it hadn’t been changed in over a year there cleaning crew is absolutely horrible or maintenance crew. Whoever is responsible. While staying at the new place, we went back and looked at the original house, and there were three more posts just days before we were supposed to check in about the house being infested. There is no reason why they didn’t reach out to us and get it fixed before letting us drive and get on the highway with 15 of us thinking we didn’t have a place to stay for the week. Unacceptable.

BEWARE!

BEWARE!! Check their rating on the Better Business Bureau website before booking with them. You’ll change your mind! They are a division of VTrips Corp. Ryson has POOR CUSTOMER SERVICE. They failed to offer us any resolution to our issues during our stay with them in Galveston, Texas. We were given the run around and told multiple times that a tech would be out to assess our issues and nobody ever showed up. They gave us various excuses. After asking for a fair resolution on the second night of our stay, I was told that their team meets on Tuesday’s of each week to discuss and issue refunds. Kind of strange that they need a weekly meeting for refund discussion! We waited for a refund until the following week after checking out only to be dismayed at what Ryson was willing to refund us. It didn’t even cover the cleaning fee of the property, that clearly wasn’t clean when we checked-in! We went to Wal-Mart and bought our own cleaning supplies just so that we could feel comfortable enough to stay the first night. In order to receive the refund they were offering, I was required to sign a contract stating that I would not speak about our experiences. I spent weeks calling and getting the run around before actually speaking to the general manager, in which I was given a story about her own vacation just recently being ruined by a hot water heater leaking…her comparison of my issues to her issue was irrelevant due to our issues being of the nature that occurred over months of property neglect and poor cleaning! She also offered to give us $100 dinner credit because she would have done that for us if she had been made aware of our issues during our stay. I fail to see how that’s my problem, when I followed their protocol and immediately called in our complaints upon checking into the property. I followed up three more times via phone call to their office during our three night stay. Her staff are to blame for the issues not being brought to her attention, because I was very clear in my request that someone show up to assess the property and provide resolution. Finally, she offered us 20% off a future booking, which I told her we would not be using because of our complete lack of faith in her, her staff, and her business practices. My case with the Better Business Bureau has been closed as UNRESOLVED due to the business not responding to my formal complaint. If they have nothing to hide then why am I now blocked on Facebook and my initial post with our photos and review deleted due to them blocking me. I could go on and on with reasons why you should NOT BOOK WITH RYSON!

Horrible Customer Service During Hurricane

f I could give this company a negative 5, I would! We have rented a home for July, 15th - July 19th. Unfortunately, Hurricane Beryl has hit, one week before our vacation. I have a friend who lives on the same street and they have been told they will be without power for 2 weeks at the earliest, homes are missing roofs, etc. When I called to ask what the protocol is and if our home was in any condition to stay, I was told I would find out 1-2 days before we check-in, as this is "a day by day process."We were told we will not receive a refund because this is an unforeseen circumstance (if they have to cancel). I understand not receiving a refund if I cancel, however, if they cancel, I should receive a refund or be moved to another property.I am in a situation where I am unable to plan another vacation because they are unwilling to work with me, unwilling to check the property, unwilling to contact the owner, and told me they would contact me 24-48 hours before my 4 pm check in time.Their customer service is terrible! I 100% do NOT recommend using this company.

STILL WAITING FOR A RESPONSE

STILL WAITING FOR A RESPONSEMy family rented TWO beach homes 2 weeks ago. This was my second time using one of their properties. This time I stayed in NEPTUNES SANCTURY. The house was FILTHY and ROACH INFESTED. When we arrived at the home, the trash bins were FULL. Customer service said that someone would come by to get the trash but NEVER did. There was hair in the Master bathroom and bed. There were ROACHES all throughout the 2nd floor, the kitchen, including INSIDE the refrigerator! I have photos and video and numerous text messages to prove all this. Our private chef spent most his time killing roaches while trying to provide a sanitary meal! RYSON and VTrips has yet to contact me about a resolution. I keep getting bullsh** answers with NO RESOLVE. After spending nearly 4K for 2 houses for 3 days, you would think someone would give a SH**. Never do business with them!

Horrible Experience!

Horrible Experience - Beware! Based on my experience with Ryson Rental. We were informed a little over 5 hours before our check-In time that we could not check-in due to the cleaning crew being unable to get to and clean the home and that we may be able to check-in the following day with no guarantees though. We were loaded driving to Galveston TX with 8 family members that had taken vacation time off to go on a family reunion with grandparents, and with 3 family members going to meet us there. Ryson Rentals would not refund our prepaid amount of over $3,900.00 BEWARE OF THEIR RENTAL CONTRACT!!!!. Most expensive mistake I have ever made was trusting that Ryson would do the reasonable and morally right thing and provide us a refund, they chose not do so. So I Just Lost Over $3,900.00 with no way to get reimbursed due to lack of cleaning crew.So horribly sad .........Beware - Beware - Beware

Ryson failed to meet our expectations

We rented a Galveston beach house in September 2023. We had rented the same house in 2022 through Ryson and had a good experience the first time. This year was not so good. It started when we called them the day before our rental started and asked about early entry, which had been allowed the year before. We were told if the house had been inspected, this would be allowed. We got down to the island and went to the office at 2:30 to ask for the key. Entry is at 4:00 by the terms. We still had to stop at the grocery store and them make the 30 min ride to the house. We were told that for $100 we could get the key early! We went and did our grocery shopping, then returned to pick up the key at 3:30. We arrived at the house to find a maintenance man there trying to repair a large shade in the master BR. He could not repair it, so we had a dark BR with no view for our 5 day rental. Other problems with the house was 1) the microwave did not work, 2) the ice maker did not work, 3) the freezer drawer was broken and would only open slightly, so that we could not place large items into the freezer, and 4) the oven vent was so dirty that when we cooked our first meal and heat started rising from the pots, we had dirty grease dripping down from the exhaust! The house was supposedly inspected, yet we were not informed about any of this. Multiple calls were made to the Ryson office about the issues. Regarding the broken microwave, they said they had placed a mini oven/air fryer in the kitchen -- NOT the same. Can't reheat coffee, etc... Nothing was fixed while we were there. When we were leaving and dropping off the key, we asked to talk to the manager about the issues with the house and lack of response from Ryson. We were told that Rhonda was not in. Once home, we called and spoke to Rhonda about the issues encountered. She was attentive and said she would check with her staff and get back with us. A few days later, we received an email OFFERING US $100 IF WE DID NOT POST ANY NEGATIVE REVIEWS ABOUT OUR STAY!!! She was not interested in seeing that we were satisfied with our experience and the service provided by Ryson, only that we would not offer any negative publicity about the company. We did not take the bribe as we wanted others to know what they can possibly expect.

I have multiple rental properties

I have multiple rental properties, one of them Condominium in Galveston and managed by Ryson Real Estate Management,They are the worst i ever work with , the most non responsible and careless toward the property,I have contacted them on several occasions regarding the damages on my property , and they refuse to take responsibility for any of them , they charge the their costumers high fe and they don’t do anything to fix any of them “ they do charge the tenant security deposit “The decide to what ever they like , and not caring or notifying the property owners for any think,and when you call and ask for a explanation they don’t have one , or not even returning you call !So I urge all you considering working with Ryson Homes , don’t trust this company , you will regret just like some of us .Don’t let them abuse your investments.

Beware This home is in total disrepair!

Beware! Beware! This home is in total disrepair. Before I start let me say that we have traveled the world and stayed in many homes and condos, so I do not take writing this review lightly.We stayed at Beachfront Retreat.First the good. Location Location, this home is literally right on the beach. No dunes or walkway to walk over. It has a nice balcony overlooking the ocean and the underneath the home is a large deck area that has picnic tables, grill, outdoor shower (with hot water), and a hose to wash down chairs etc. Inside, the main room and kitchen allow for everyone in your group to be in the same room with plenty of seating. Now the negative. The dishwasher falls forward everytime you open the door because it is not attached to the cabinet. We also had to wash dishes by hand because the wash runs and dries but does not dispense the soap. The pods would just lay at the bottom.The grill is on its last legs and we had no propane. We called Ryson and they came out and brought propane but the grill still did not work. We asked about getting another grill and the Ryson people told us they would have to get permission from the owners.The faucet in the kitchen was not fully attached to the sink and flopped around.There were two steps on the outside stairs where the front panel would flop forward creating a trip hazard.The refrigerator worked but not very well, the back door to the deck was so bad I almost could not get it closed and the floor in the Master bedroom was peeling up and very soft.There were other minor issues too (such as bath drains draining slow).All these are small issues that could be easily fixed, but it’s as if the owner nor Ryson (the management company) care.This is the first time we have rented from Ryson and most likely our last. If this is the type of home that Ryson represents then why would anyone use them.

Worst stay ever!

The beds were advertised as a king and 4 twins. We get there and it's a full, 2 twins, and 2 rollaway cots. Then the air conditioning system was not working properly. After numerous phone calls over a 5 hour period they finally got someone out to look at it. He informed us that they system duct wor was inadequate for the house and that was the reason it wouldn't cool properly. There was nothing he could do to help. It was 100+ degrees outside and best it would do was 78 inside the home. The curtains were falling off the wall and the floor had numerous soft spots in it.

Do NOT use Ryson!

Do NOT use this company… they do not value your health by any means. We booked 11226 Bernice Drive, Galveston, Texas and it was a new listing so you expect it to be clean, right?See the infestation of BLACK mold that they tried to mask with spray. New dishes added and didn’t take any stickers or dividers off. Just put it all there to make it look “nice.” I have dealt with black mold and have weakened immune system. I was having panic attacks just being in the house. Our clothes reeked of mold… the washing machine was covered in it.. they didn’t even have it set up correctly when we tried to clean the washer and turn it on, it leaked all over the floor! The they sent somebody to clean it, and all he did was try to wipe it, and nothing came off and told us to run vinegar or bleach.. why is this our job? The washer was unusable our entire trip. Then we made him check the air filter, which was solid black from the mold. As a new listing, you would think they would’ve looked at the house and cleaned it.. nope $$$ just get it on the market, right? My dad sat outside 90% of the time while we were there to avoid the mold. What a great family vacation we had.. Don’t get me wrong. It’s a beautiful home, but it is infested with black mold, which is very hazardous to your health. We are currently taking medicine to get it out of our body. And Ryson wants to give us less than $200 back. Customer service said to us “is that it?” after explaining the situation to them and in that moment we knew we meant nothing to them!This place was anything but relaxing because of the awful smell… can’t enjoy sitting on the couch because the AC unit blows right at you and reeks of mold.. The bedroom with the bunkbeds was HOT the entire time. Photos and convos to prove everything.I will be leaving more Reviews wherever I can to spare others. You could’ve done better by taking care of us, but you chose not to.

Great Rental - Shangrilala

Front porch for dining unobstructed view of Gulf. The baby cribs came in handy.Plenty of room for chatting and visiting with friends. The second dining table was great for games and a huge puzzle.Vacant lot out front for kickball, badminton and games. A great beach vacation home. First and foremost

First and foremost, I would urge people to reconsider choosing Ryson Vacation Rentals. We had plans to stay in a St Tropez Beach condo for ten days and the cold, snow and ice left Texas with tremendous challenges. We sent several emails checking on the status the area and the condo we had rented and finally received a phone call 3 days before we were to arrive. The boiler for the complex had received damages and although the complex had hot water there could be issues getting hot water within our condo. When asked if we would prefer to cancel, we chose to do so, hot water is expected, not a option we would choose to do without. The pool and hot tub were not working, they weren’t considered top priority. Quite frustrating to have Ryson Vacation Rentals to snag their $350+ fee on a property that wasn’t used under circumstances out of our control. Yep, they just sucked that right up for doing NOTHING, condo did not need to be prepared for us nor cleaned and prepared for the next guests! Think twice before you choose to book with Ryson, you may not get your money’s wort!!

Several people with Ryson are…

Several people with Ryson are excellent. Bryan McDonald is the best at keeping me informed.The housekeepers I met were very good. I even use their recommended cleaner now at my home. I do not remember their names, but they come from LaMarque.Chase was helpful when I met him a few weeks ago. Houston is a very good painter.My biggest challenge is that various people do not respond to me or keep me informed. Also, I have asked repeatedly to be contacted via text. Still I receive emails with pertinent information days after an email has been sent. A text to direct me to an email would work, too.

Perfect location

This condo was perfect! We could sit on the balcony and watch the waves each morning as we enjoyed our coffee. The location is so central to everything that it’s easy to park the car and just walk. We also loved being on the first floor as we could skip the elevator.

Excellent customer service and very satisfied with the rental home at Grace's get away. Love the view from the beach house to the beach, and love that beach is only steps away for my morning walks.
