The worst homebuilder

We started noticing that the stucco pillars holding up our balcony deck kept on getting leaks. After speaking with 5 general contractors, they all pointed out that it's very likely that the balcony deck wasn't properly waterproofed, hence causing a leak that then affected the stucco columns.I had Meritage check this out, which took them months to do. They came back and wrote that they took up some of the balcony deck boards and saw "no water damage". They also wrote that the leak was coming from the front trim.Taking that info, we then hired someone to repaint and caulk the front trim and re stuccoed the pillars, etc. But that didn't solve the issue.So finally we hired a general contractor to pull up the balcony deck boards and he found substantial water damage, to the point where it could have caused personal injury to our tenants had this issue continued being unfixed.What our GC also found was that Meritage did not properly do flashing, use the correct screws or seal the sleeper boards below our 2nd floor balcony deck. These actions on Meritage's part has led to extensive damage to our balcony deck to the point where we had to spend over $40K to demolish and rebuild both the balcony deck as well as the damaged stucco pillars holding up the balcony deck.We submitted this evidence to Meritage and they denied the claim for no reason whatsoever Even though we were within our 10 year structural warranty with Meritage. They are the worst possible homebuilder and no one deserves to live in such a shoddily constructed house. May their karma come back to them!

From the beginning of the process

From the beginning of the process, they were extremely pushy about collecting my deposit money — fine, I understood that part. But up until the day I signed, they repeatedly came back asking for more and more money to close, even though the builders were supposed to cover all closing costs. I’m almost certain the price was increased on me during the process.Once I moved in, the problems continued. The water pressure in my kitchen is so low I can’t even use my dishwasher. I rarely get consistent hot water throughout the house. The sprinkler system was broken for months, which resulted in more than $1,000 in water bills — and I live alone. They continuously told me the issue was “fixed,” but it never was. Instead, they blamed everyone except themselves.The quality of the home feels like an IKEA build — rushed and flimsy. I watched them put up four to five houses in just two weeks. They build quickly and then leave you hanging with the issues.What’s worse is that they don’t disclose that all water used indoors and outdoors is drinking water. I’m very conservative with water, especially with drought concerns, and it’s frustrating knowing I’ve been forced to waste massive amounts of potable water on my yard — especially while the system was broken and soaking the street for most of the time I’ve lived here.

Cannot Recommend Meritage in Redlands

We are new homeowners at Meritage's Live Oak development in Redlands. We are extremely disappointed with the manner in which we have been treated following the close of escrow and Meritage's aggressive solicitation of a stellar AVID review. Our most recent issue with our brand new home is a gnat infestation which existed prior to the time during which we took possession of our home. We are bracing ourselves for a battle since it does not appear Meritage is willing to accept responsibility for the infestation.

If I could use less than a star

If I could use less than a star, I would! Not only am I a veteran that has worked their tail off to get where they are. The builder gave us a broken fridge (we knew going into it as we bought our own); the floor was laid incorrectly, and the carpet in all rooms was left without enough padding, if none at all. Surprisingly, only a few neighbors have had to call air companies in the area finally, a repair guy told us the A/C unit for the home is too small for the size. Other neighbors don't have that issue; the crazy part is they are all of color. Let alone the part to hold the filter from falling out never held together. If you can avoid the nightmare, please do it! They avoid responsibility at all costs. Come to find out the A/C company that installed the unit in the first place didn't install the unit correctly in the 1st place. Don't sign anything until you have made your own inspection of your home. If they don't leave you in their waiting room to sign papers while the representative assisting walked to grab their lunch. Don't get ripped off losing hard-earned money when you don't have to because they will. We could have used the 2 thousand you stole from us to start a case against your company; it's our fault for believing your company looks after building our new home.

2 Year Old Home a Lemon

Reasons not to purchase a Meritage home. I moved into my new home in December 2022 and since then:1) I had to beg to have the included dehumidifier installation which took place a year after the build (not so bad at least they did it). 2.) The irrigation installers cut corners by not installing a water cut off, piping broke, without water for days until they came and repaired their handywork. 2.) I had a flood from the second floor of my home extending into the first floor from a toilet installation issue in the master bathroom. After $20,000 of remediation and repair somewhat back to normal3.) When installing vinyl plank after the flood, the sub flooring installed in the second floor loft was all uneven and needed to be addressed.4.) The master bathroom fan stopped working due to a roof leak from an improperly installed roof vent. Had a delightful (sarcasm) conversation with the roofing company they used, and apparently they are happy with their workmanship after 2 years. Unless they offer you a 5 year warranty run away!!

when we moved in june 2023 they said pool is gonna break ground anyday. june 2024 still no eta on the pool. on top of a poorly put together house. when buying a new home lies are not necessary meritage.

This builder lacks integrity and…

This builder lacks integrity and ethics.They will run you in circles, lie and deceived you. After the home was built, I noticed the driveway has holes in the concrete and breaking apart by the day. I called the service representative and he inspected and admitted it was builder error when concrete was poured. He scheduled for it to be fixed and here's the problem. Instead of removing the concrete and repouring it, they just patched up an already disintegrating concrete. Just a few weeks later, the issue became even more evident and largely noticeable. I immediately reached out to the service rep - Aaron again. He was completely unresponsive for weeks and after several follow ups on my end, he finally responded that he'll get someone to inspect it and get back to me in 2 days. Nothing from him for weeks while I continued to follow up without any response. After several weeks, he responded to my inquiry and sent me warranty info that there is no warranty on the concrete. Problem is the concrete was never done right in the first place. This company is horrible. Run if you can.​

I wish I did not have to give one star

I wish I did not have to give one star. I own a home in Commerce City. I have Spalling on my front porch I paid over 500 K for this 3 year old house. I contacted Meritage. Warranty Dept. Kevin was who opened up claim. Only to tell me not covered. I have owned five houses. Three in Colorado. This is only one that this has happened to. Meritage cuts corners. Buffalo Highlands HOA does not even maintain the Public areas.. think twice before buying a Meritage home. Look at Consumer Affairs reviews.

Terrible experience with Meritage Homes

I second the negative feedback from other customers. I am compelled to share my harrowing experience with Meritage Homes in Florida, as a cautionary tale for anyone considering their services. My family's journey with this builder has been nothing short of a nightmare, filled with incompetence, broken promises, unethical practices and disrespectful behavior from the sales associate.From the moment we engaged with their sales associate, it became clear that their priority was closing the sale, not ensuring customer satisfaction. They consistently lied, failed to provide the promised updates, and demonstrated a complete lack of professionalism and they will lie and do anything to get your earnest money.The construction process was marred by unending delays, pushing our patience to its limits. Deadlines were disregarded, leaving us in a state of constant uncertainty and frustration. To make matters worse, the quality of workmanship was shockingly poor, with sloppy mistakes and numerous structural issues throughout our home.What truly enraged me was their attempt to scam us by passing off standard materials as upgrades. This blatant deception reflects a complete disregard for integrity and a willingness to take advantage of unsuspecting customers.I recommend you to think twice before considering Meritage Homes for your home building needs. Share this warning with others, so they may be spared the immense frustration and heartache that I have endured. Let us hold companies accountable for their actions and demand transparency, honesty, and quality in every aspect of the home building process.

Not a Bad House for the Price

There seem to be a lot of complaints about Meritage's ability to follow through on Warranty claims. For the record, I haven't had any issues. Are they the fastest? No - but I think the time period for a wait has never been more than 2 weeks. Let's remember about the shortage of workers in the field for repairs, etc. Take that into consideration.As for the house - I think the windows could be a higher quality, and the kitchen cabinets - but they are all functional and fine - and this was a walk-in ready home.Just remember - that for everyone who complains on social media - there are probably 10 or more who haven't, which is why I wrote this review.
