What I appreciate most is the visibility

As an owner with a rental in Summerlin, I’ve had a really solid experience so far.I used to manage the property myself, and coordinating repairs and tenant communication from out of state became a constant headache. Since switching, everything feels more structured and predictable. Rent has been coming in consistently, and when a maintenance issue came up, it was handled quickly without me having to chase updates.

FIND A DIFFERENT PROPERTY OR DIFFERENT PM

I read a bunch of bad reviews on reddit about them from a landlord/owners view and majority of them we not very good. Yet I made the mistake of still moving into a house that was managed by them and deeply regret it....My comment below is based on my opinion and my experience as a tenant for the last 6 months. THEY ARE TERRIBLE. I moved into a newly renovated house November of 2025. Since then I have had around 25 maintenance request I have had to put in. Most of them were due to the lazy and probably cheap contractors they used to reno the house. The electrical breaker box was not installed correctly and I could not run my refrigerator as it kept tripping every time the cooling turned on. The electrician said it was an extreme fire hazard and was surprised it didn't catch on fire. Master bedroom sinks didn't work, secondary shower did not have running water, washer machine water connections did not work, water discharge outlet was glued shut so I could not open it to hook up my washer machine. All the doors exterior doors did not seal close. None of the bedroom doors when it is cold will stay shut its like they shrink. More than half of the windows wont lock shut as they are the wrong size. No air filter was put in the HVAC unit. The heater is not big enough to heat the house in 30-40 degree weather over night, wake up in the morning and the house would be 62 degrees after it ran all night. Don't forget the house has a 27gallon electric water heater for a 3 bedroom 3 bath house....................... Which they would not replace. I can either run the dishwasher, washer machine or take a 15min shower ever 3 or so hoursSure I wouldn't chalk that up to being Home365's fault. But when it comes to maintenance it was just as bad. Most importantly when you submit an emergency request they take over 5 business days to respond. Also they sent on average 4 handymen for each maintenance request. Which from my understanding even for a visit they charge Home365 (not sure if that cost is passed onto the homeowner). From a tenant standpoint it is extremely time consuming for me to coordinate times to be off work while they come to fix an issue, now multiply that by 4 times per request across 25 maintenance requests.... For the shower problem they sent over 15 handymen to the house over a 3 month period. I've gotten to the point where I just deal with the problems.Now lets talk about there resident portal either on the web or the app. Absolutely terrible. I wasn't ablet to fill out the move in form or submit videos of any of the problems or blemishes because the app would error out when submitting which I can assure you wasn't user error. So when I moved in I had to send in 8 maintenance request individually. When submitting a maintenance request you can only take a video which you would think would help the handymen/Home365 understand what the problem is but no they have no clue. Next the messaging on the app the keyboard covers the text box so you cant even see what you are typing and you cant stop typing because when you read over it and want to add more or make changes you can only add at the very beginning of the message.Lastly, the people you talk to when you get the very very very rare chance to get them on the phone are extremely rude and unprofessional.I am a tenant and not a homeowner using them and sure 60% of the problems were not Home365's fault. With that being said they do not care about the property, they do not care about the tenant. They are just in it for the money so do your research and figure out every little expense that gets passed through to the homeowner.

HOME 365 IS THE WORST RENTAL PROPERTY MANAGMENT

This has been the worst rental experience that I have encountered in my life. I have been a home owner for 20 plus years, I sold my home and moved to AZ. I found a rental home that was managed through home 365. Initially, it seemed like a good company to rent a home through. When I gave notice towards the end of my lease that I will not be renewing, that's when all the drama began. I was being harassed about not bringing my garbage cans in quicker, and by not keeping my yard landscaped. I kept this home emasculate, it actually looked better when I moved out then it did when I moved in. I did a pre-move in inspection and provided the company with pictures and videos of prior damage with the completed form. When I moved out which was 12/2025, I was denied access to be a part of the move-out inspection, which it stated in my lease that it is my right. I received an email stating that home 365 is keeping ALL my security deposit in addition to me owing $280 for cleaning, damages, and repairs. Remind you this house looked better when I left then when I moved in, I knew this company was going to attempt to keep my security because of the numerous encounters I had with varies of their rude and unprofessional employees via chat. I will be taking legal actions with this company if the decision of withholding my security deposit is not rectified, but in the meantime, I clearly advise anyone that is considering renting with this company home 365 to rethink, as it seems like it is part of their plan to retain tenants security deposit upon vacating the premises, despite not showing proof of videos, pictures and even comparing to the pre-move in inspection information. There are great property management places out here but don't get caught up and think this company home 365 property management is worthy, you will get screwed like they are trying to do me. I have attempted on numerous occasions to reach out to managers or corporate, to share my horrible experiences and there is no email/phone number. At this point you are left sending requests for someone to reach out to you and you are left getting the same unprofessional person that you are having the issue with. DO NOT RENT A HOME/PROPERTY THROUGH HOME365 you will regret it!

Overall Management

Will not add anything to their lease contract. Include 35 pages about lead (out of 49pages) in the lease. If a tenant is late with the rent, your draw will be late or might be next month. If you leave Home365 their support stops. Do not send a breakdown of expenses with final (closeout). Their link to the objection form just leads you to their website. Basically, everything is done their way and you are just there to pay management fees and pay for repairs. Management is in Mesa. Property is in Prescott Valley. Poor local representation.

Properties are deplorable

Properties are deplorable. Their pictures of the properties are beautiful, but the real deal is disappointing. Home 365 charges a 35-dollar application fee. 5 out of 10 who look at a rental property fill out the application, and not one time have I seen anyone get accepted. Properties have been vacant for over a year, and I know I showed the rental over 100 times. That's the scheme, 35 dollars a application. I show that rental 30 times a week, maybe 15 fill out the application, that's 525 dollars a week, that's only one property( nonrefundable) I had 5 properties, I would show no less than 10 showings a day, that's 350dollars a day in nonrefundable application fees, property still vacant a year later. That's 100,800 dollars a year just in application fees and that's only one contractor showing 1 property. There site shows 27 states, do the math.

Terrible company to work with

Terrible company to work with. Not responsive at all and their accounting is inaccurate. More difficult to deal with them than to manage the properties myself. Do not use them for managing any properties.

Stay away from this. company they are scammers

I list my home with this company they didn’t rent the property. When the contract expired they sent a bill for $5000.00.After 3 years I still get emails from Home365 that I have an account with them. Stay away from this company they are scammers.

Be extra careful with this service…

Be extra careful with this service agency, not transparent at all. Will explote all fees like crazy. In 4 months, they couldn't rent my place but charged the monthly fee on time and even add more to it. I got the service on April 28th, and they charged the entire month. Double and triple verify what you signed because they'll say one thing and put on writing something else. When I canceled the service, they charged a fee for the fee of the fee...took days to reply to messages after I got the service but to recruit within an hour they would call back. TERRIBLE AND WORSE SERVICE EVER... LIARS

Home365 is the worst company I've ever…

Home365 is the worst company I've ever interacted with. I'm a landlord and had to fire them after only 2-3 months. I was paying for a higher tier to make my landlord life very hands-off, and all they did was make more work for me. My tenant and I could never get a hold of anyone. The cancellation process was also a nightmare. It took months and I had to fight with someone over Zoom because they claimed I owed them about $3500, including a termination fee. I had to explain to her that the termination fee only applies when you cancel "without cause," which was absolutely not the case in my situation. Thankfully I won that battle and they are finally out of my life. Run as far away as you can from Home365.

Their portal is glitchy and hard to use, and when I had issues, support was nowhere to be found. They took months to find a tenant, and when they finally did, the rent was never paid.

DO NOT SIGN A LEASE TO BE A TENANT HERE!! These fake reviews are so obviously badly written by ChatGPT lol!Edit: the disrespect I have received from employees here is absolutely insane. I’ve had to block numbers and record phone calls.This company stole over $2000 from me when they debuted my account for two months of rent instead of one when unauthorized. I am still missing the money after a week with absolutely no compensation or accountability. Just accusations I am lying and blaming me and some third-party vendor. The interest owed on my credit cards I have been forced to use because of this will be insane. But not a care in the world from this greedy company.Yet I’m demanded to take care of this myself while allowing people from the company in my home randomly. Imagine if this were the other way around? I will not be renewing my lease which causes the homeowners some issues as well. Do NOT rent from here. Per my lawyer, this was against the law.

What stood out to me is how predictable…

What stood out to me is how predictable it all feels. I’ve got two homes in the Phoenix area, and even when a tenant paid late, my income came in like clockwork. No chasing, no stress. It’s nice to finally feel like this is a real passive investment.

I had some delays with leasing out my property in Phoenix, it took about a month, which stressed me out at first. But the communication was really solid and they found the right tenants, not just the fastest ones. Looking back, I’m glad they didn’t rush it. No issues since then and rent’s been steady.

Poor Communication

I need the leasing department to call me and assist with this lease agreement to be broken! All Stewart F and Daniela are doing is closing my tickets and Not Addressing my issues! I am writing to formally request to break my lease for the property. As you know, I have raised concerns regarding the property's condition, specifically due to the hazardous issues, such as mold, structural damage, unsafe electrical systems, along with other issues mentioned in this house inspection. Despite bringing these issues to your attention, they remain unresolved and continue to pose a safety risk to me and my children as well as my brother. A recent home inspection conducted on 03/31/2025 identified several safety hazards that need immediate attention. I am requesting to terminate my lease agreement under Georgia law, which allows tenants to break a lease when the rental property is deemed uninhabitable due to health or safety violations. I would like to discuss the next steps and finalize the necessary paperwork for an early lease termination. I have many screenshots showing the amount of times I made a request via their ticket system "vendors" that they sent came to view the issues and submit "bids" which is what they call them and they said the owner has refused to actually fix these issues. I want to evacuate, but I know that if I dont speak to anyone they will continue to charge me rent even after all these concerns have been formally documented since February. I had to take it upon myself to report them to the county due to the condition the home was in. I moved in with all of these pending issues, because I was promised they would be addressed the first week I was there and we are now here 4/4/2025, and nothing has been done. I was willing to make this month's payment until I got the inspector's report and mold report if this website allowed me I would upload to show you all the proof. The levels were 5,854 above the elevated and there were 11 safety Hazards in the home that I did bring to their attention, and all they responded is I will try to see if the owner responds or accepts the bid. Update 4/10 I still have not received an actual solution to this request. I sent multiple f/u emails.
