DO NOT use AHP to build your house

I waited over 2 years to write a review on this builder so as to give a complete picture and there is not enough room to explain ALL of the problems I have had with AHP. I am beyond frustrated and tired of being nice.You may be lured in by the seemingly affordable price but you will soon discover the poor workmanship, horribly cheap and low/no skill local subcontractors used in all phases, lack of oversight/management of the project by AHP and the absolute failure to follow up and fix a huge list of discovered issues in your build. If you read other reviews online, you will see the same pattern- across the country.A home is a huge investment, and this company is not the one to use. We have several neighbors in our subdivision who also used AHP and are having the same exact issues, not only with the material quality and skill of the subcontractors but the follow up by AHP to repair/fix/resolve issues going on over 3 years for them now. AHP is either extremely incompetent or just doesnt care once the house is done and they have your money.First off, no matter where you build, AHP is not “building” your house. You are stuck with the local subcontractors in your area that AHP is going to contract with. These are going to be the cheapest, and in my experience, questionably "skilled" workers based on everything from foundation, framing, roof, tile, drywall and paint. Plumbing, electrical and HVAC were a step up due to the licensing and certification for these trades, but there were even issues there with some obviously rushed work and cost/corner cutting to finish the house. Every piece of tile in our house looked like it was done by a guy who took a weekend class at a local big box store.I have lived all over the place and purchased over 9 homes in my lifetime. Homes of all types and age from the 1890's, 20's, 50's, 80's, to two brand new construction subdivision homes built by national builders post 2005 and 2017. I come from a family of tradespeople, and I am handy around a house. Even the "mass" produced track homes I have purchased new in the past did not have 10% of the problems as my AHP home. The other builders resolved ALL of our issues within the first-year post construction. I retired, sold our last home at a good profit and wanted a quality new construction home I wouldn't have to worry about for the next 30 years. We took a stock home plan that AHP had, expanded some of the rooms and got every imaginable floor, tile and finish upgrade they offered. With the upgrades we asked AHP for, the price and size of the home brought it out to around $800k. Did AHP build me a home worth $800k? LOL. NO. Will this house last 30 years? NO. AHP built me a crap quality "15 year" home worth 1/2 what I paid for it. I fully expect this place to fall apart, and my kids will be lucky to salvage any of it after I am gone. We would have been better off dropping a manufactured home on our lot, because even now I feel like I am living in an old double-wide trailer. Some of the issues:Extremely long process to finally get the home finished once under construction. Had to extend construction loan (and pay a fee) to keep loan rate because construction exceeded 12 months. Had a minimum of 5 different project managers come and go throughout the process. Oversight and checking the work of the subcontractors throughout the build was minimal, if at all, based on the number of quality & finish issues, repairs, mistakes and corrections needed and damage discovered throughout the build and through an independent inspection by a 3rd party. Final completion of the build looked rushed, subcontractors were sloppy, used poor workmanship and I do not have much confidence in the overall quality of the home (roof, deck, trim, framing, foundation, structure, drywall, lot drainage, etc.) holding up over the coming years. You are getting the cheapest, lowest bid work in the area so AHP can make their profit.I have over 50 issues pending (some major structural) they say they will repair/remedy that were reported days after moving in and known for over 2 years. The subcontractors don't come back to warranty their work, so you are stuck with whatever local handy man AHP sends to address an issue, with no timeline or projection to get things done. AT ALL. Even now I think we are on our 4th post-build “Warranty Manager” stalling, making promises, “looking into” things and taking the same notes, pictures and walk-through the other 4 guys have done since we moved in.Want to take them to court? Nope. You have to agree to arbitration in the build contract. Stay away from this company.

3414 Adventure Lane, Kodak, TN 37764The entire Americas Home Place team in Kodak TN, Craig, Matt, Becky, Kimberly and Brian are always friendly and quickly responsive to our questions no matter how busy they are at the time. They all are very knowledgeable of the individual aspects of our home. Amazing! Brian, the Building Superintendent, is getting the work done quickly and answers all of our questions immediately. Finally, I have to say that the sub-contractors we need to mention like Rocky, James, and Megan are also very competent and friendly, not to mention hard working. My wife and I highly recommend Americas Home Place in Kodak for constructing your new home.
