Very disappointing and unfair experience.REGENCY AT JOHNSCREEK GA I was a resident for 13 months and responsibly set up ECH (auto-payment) at the start of my lease to ensure rent was paid on time for the full lease term. In my final month, I was charged a late fee because the ECH was ended on the 1st while rent was processed on the 2nd.This was not due to any missed payment or action on my part. My bank confirmed that ECH is fully controlled by the merchant/property management. Despite providing this clarification and requesting a review, management refused to remove the charge.Penalizing tenants for internal system or administrative timing issues is unfair. I hope future residents do not face similar treatment.

I recently moved into Timucuan Lakeside, Jacksonville, FL, and honestly, even one star feels too generous. If I could give zero stars, I would without hesitation.On my very first day, I ran the dishwasher, only to discover water flooding the floor. It turned out the drain hose hadn’t even been connected. While that might seem like a minor oversight, it was just the beginning. Within a week, the kitchen sink began to overflow. I watched the water level rise slowly, then rapidly, while I tried to get in touch with maintenance. Despite multiple calls, no one responded for over 30 minutes—and by then, murky, foul-smelling water was pouring out all over the kitchen.What made it even worse? There were bits of old food—grains of rice, for example—floating in the water. I never even cooked rice. So where did it come from? Likely the building’s drainage system, meaning it backed up from somewhere else entirely.This property was clearly not ready to receive tenants. The management appears more interested in collecting rent than in providing even the most basic standards of livability. Their negligence and lack of preparation make it obvious: they are not here to care for their residents, only to profit from them.
