Recently we were viewing Richmond American homes in Saratoga Springs Utah. The agent we worked with, Keri, was friendly and helpful however at the last home we toured she regrettably fell on some unseen ice on the driveway. As soon as I saw this accident I rushed to help her up but fell myself hitting my head on the cement. While it might have appeared almost comical to anyone witnessing it, I learned later I suffered a concussion after visiting the emergency room.Despite this unfortunate accident we still decided to make an offer on one of the homes we toured. We loved the home but and rather hoped that as a result of the accident Richmond American homes would recognize an opportunity to collaborate somewhat on our offer which included a contingency clause upon the sale of our home. We asked for no compensation for the accident but instead asked for a bit more time to sell our home. There was zero intent to profit as a result of their negligence.We were informed they would not consider allowing any additional time to sell our home in order to buy in of their “ready to move in homes” We were basically told in the end to sue them instead for any damages. We went from feeling an opportunity for friendly collaboration where both of us would mutually benefit to someone they couldn't care less for. Not the company they try to portray themselves as. While this review doesn’t actually address the quality of their homes, I think it gives you an idea of the mindset of the management behind the scenes. Read into this what you will but personally I’d prefer to partner with a company who is building our future with us and who demonstrates a collaborative community involvement who is involved as someone who values more than the bottom line. Nope, not Richmond American Homes. Customers represent only profit….nothing more. Expect little if you chose to deal with them.

Buyers beware

I purchased a Richmond American home in December 2024, and I regret that decision deeply. Since moving in, we have experienced persistent and unresolved issues every year—most significantly with the temperature regulation in my daughter’s bedroom.During the summer months, her room reaches temperatures as high as 89 degrees. In the winter, it is uncomfortably cold. No matter how high I raise the thermostat, her room does not warm adequately. This morning, I went into her room and felt terrible for her—this situation is unfair and unacceptable.Your technicians have been out on multiple occasions, yet the issue remains unresolved. An additional return vent was installed, but it has made no noticeable difference. At this point, these visits feel like a waste of time. To compensate for the heat loss in her room, I am forced to overheat my own bedroom, leaving both of us miserable—she remains cold, and I am uncomfortably hot.I paid $740,000 for this home and am currently paying over $4,000 per month. The quality of workmanship and service I have received does not reflect that investment. I am a veteran who served 20 years in the United States Air Force, and the level of service and accountability I have encountered has been extremely disappointing. Each visit results in explanations and excuses rather than solutions. If the work was done improperly, it should simply be corrected.No one seems willing to take ownership of the problem, and that is unacceptable. I am formally requesting that these issues be properly diagnosed and fixed—once and for all—so that I can place this home on the market and attempt to recoup some of the financial loss I have incurred.I expect prompt attention to this matter and a clear plan of action. Please contact me as soon as possible to discuss next steps and a resolution timeline.

Repeatedly don't respond to messages…

Repeatedly don't respond to messages and this is during the pre-sale phase. In other words, when you haven't signed a contract yet. So, if they're ignoring customers before making the sale, imagine how bad it will be after you've signed and they've taken your money. Well, I have imagined (and I've had that confirmed by MANY reviews here) so I will save myself the aggravation and take a hard pass on Richmond American Homes.

I could build a quality house with no experience better than Richmond

Bought my house in January 2024 and as of the writing of this review I've had three water leaks, two from the irrigation system and one main water leak, which cost over $580 to fix because the plumbers didn't bother gluing the pipes. Richmond said that I had to prove that it was neglect on their part and they would consider reimbursing me. I own another house for 15 years in another state and I never had a problem with my pipes. My neighbor also had a recent leak (a couple of days ago as the writing of this review) and had to get it fixed I'm going to back up and actually say that before I moved into this house the construction project manager was a real a-hole. He acts like your his best friend which, I know he isn't, but he acts like he will fix all the issues with the house and then when you move in you have to fight with Richmond Rep to get anything done. It took over a year to fix a water issue on the side of my house. It was supposed to be done before I moved in, but how Richmond deals with stuff is, you've already signed for the house and they said this is not a reason not to move in, so they have no intention of fixing anything unless you keep complaining. Found out that the houses in the development are built on top of an old swamp. Everyone in this community is having water issues. And considering that underneath this ground is clay, it does not drain. People have had to spend over $3,000 to get french drains put in on both sides of their house. The inconsistencies in the build is unbelievable. Phase one you could customize but phase 2 it was as is. That's not really a problem but most of phase two didn't have gutters put on but phase 3 houses had gutters put on. It wasn't even an option for phases 1 and 2. My house isn't even level on the inside. I only found that out because I had to get GE out here to fix an issue with my refrigerator and when he was trying to balance the refrigerator he noticed then, that it was not level. There is a reason why Richmond has a class action lawsuit against them.

Stay away the customer service is…

Stay away the customer service is terrible. Something as simple as the trim rings around the canned light fixtures having dents and in need of replacement they will not cover under the warranty. Even though this was brought up in the walk throughs. We won't even talk about the big stuff, like plumbing not properly running pipes to install a water softener. We have to completely tear out all the plumbing in the basement to get soft water to the rest of the home. Brand new 700k home. They care about the bottom line over there customer.

When you go to Richmond request Jerry for not only a chance to possibly by a home. But a exceptional buying experience

As stated in my prior response. Experience with Richmond was great however Mr. Jerry made it exceptional.

Love the house hate the craftsmanship

Dana our sales person was great. I asked to hold off on closing to allow them time to finish the house. They declined. At my walkthrough we had pages of things that needed fixed and I was given an extra 30 days after closing to add things to the list. To date things are still not fixed. There’s no pride in the craftsmanship. The drywall is wavy. The texture for the walls is on the doors and the floors. The doors don’t close. The dishwasher was broke day one. The tile has stains. The floors have squeaks. Missing paint on my outside shutters. Paint on my floors. Cabinet skins with huge holes. Overall I love the layout of my house and the look. It’s beautiful. But the quality of work is poor. I’m sad that this is the quality of the house for the price. I expected and should expect more. I was told if I didn’t close on the house I would forfeit $18k. I felt like I was cornered. Some days I wonder if it would have been worth it. I HIGHLY recommend hiring a home inspector to go with you on your first walk through. I wish I would have as I wonder what I’ve missed because I can’t get on the roof or in the “attic” above the garage.

Highly Recommend Richmond at Irongate

Terrible Workmanship and Service

The home had issues throughout and were not fixed prior to moving in. Workmanship is terrible; trash and debris were left behind walls, causing bulging of baseboard and walls. Electrical installation were not installed correctly and junction box were covered behind walls; which causes smoke alarms and vents to not have power. Framing and walls were misaligned and issues have yet to be reconciled after 6 months. Among many other issues. The home felt used rather than new. Excuses were that these are tract homes, which is unacceptable as we still paid a premium for a new build.

Great home! Find the salesperson that works for YOU. We had two very different experiences with sales people on both ends of the spectrum, horrible and amazing. Once we found the right sales person, she completely changed our experience and we bought the home! It has been amazing the first 2 months.
