I would not rate this park 5 stars, cracks beginning to show.
I would not rate this park 5 stars, only giving a 3 due to amenities and cleanliness. Lodge/Caravan seemed ok to begin with, had full cooking essentials, may lack in size of frying pan. Park is half empty. In photos prior to arrival hot tub appeared to have three fences surround for privacy. On arrive was only two. The side that didn’t have a fence looked out onto an empty plot where you could see perfectly every other caravan, so assume could they will see ourselves pretty much to same extent, we stayed in Dunnottar. Over all hot tub was clean, but no extras, no tables and no bar for lift which made it difficult to get back on and a two man job. In the caravan the cracks start to show, quite literally, Aberdeen area has been having a lot of rainfall recently but these cracks haven’t just happened on all walls to exterior. There is added extras of a few rough towels, but no tea towels, soap in bathrooms for handwashing as well as kitchen extras like teabags, coffee sugar, or even salt or pepper, never mind sauces. We found the bed to be quite uncomfortable, but barrage, one pillow each which were quite flat. The overall cleanliness of caravan was spotless.No WiFi onsite, but it does have 5G so used this for TVs. Boiler very loud and hot tub all night, sounded like a washing machine giving me PTSD whilst on a weekend away. There is also no information, none at all! No rules for noise or hot tub rules nothing! In photos you can see them under table but they simply weren’t there on arrival other than signage to buy at the park. Also the water, when washing hands it is roasting! Shower is not able to regulate temperature what so ever. Now reason for 3 stars mainly reflects on price, paying £105 or round about per night is understandable. It is liveable, but has faults that need rectified even with price. We did try to say to girl in reception on departure but very disinterested with her arms full of sweets eating strawberry laces and could only apologise. I did not waste my time on my complaints other than lack of information in caravan leading to us overpaying for taxis, when local driver has handed in cards.

Save your money and don't book here definitely not 5* park! place is terrible! No welcome pack when arrived, place had a smell of damp dog when entering the lodge, tv had no signal contacted the owner no answer returned call over an hour later! Toilet flusher broken shower mouldy sofa was like sitting on a park bench no Wifi terrible noisy all throughout the night from back room where hot tub is located contacted the owner again after staying one night to tell them we were ending our stay no reply and no remorse for any complaints made! Total waste of money very poor resort the owner should use the money he scams people out of to upgrade the place as its well untruly needed.

New Year Weekend
Beautiful, peaceful and tranquil. Site itself has a few empty pitches and no amenities. The lodge was spotlessly clean and comfortable though an information pack would have been welcolmed. Only used hot tub once due to there being no bar to enable you to get lid on or off, was just to difficult! Which was a shame. Though nice, definately not 5*. Would like to know who awarded the 5 stars. I think the owners!

Do not stay at this place!
Where do we begin with! Greeted by an unprofessional male with a big guard dog. Given no site information just pointed at which lodge was ours and “the keys are in the box”. Looks absolutely nothing like the photos online. Beds unmade, miss match bedding! Toilet seat kept falling off, couldn’t even sit on it in the end. No internet what so ever! It’s 2025!! No welcome packs, (which we have always got on every single lodge we’ve stayed in, (we’ve stayed in ALOT!) no robes or slippers, thought it’s a 5 star site?! bin broken wouldn’t even close, hot tub lid doesn’t have the proper attachment to close it and hold it up properly. Sofas basically on the floor so low. We left after 1 night it was that bad. Luckily got a full refund off hoseasons after sending all photo evidence! Worst place we have ever stayed! No wonder it’s always available and cheap!

We arrived at the park and was just told the keys are in the lock box, no welcome and introductions. Found the lodge very tired, bar stools worn, carpets stained, beds poorly made.Toilet seat just fell off when sat on. Very poor first impressions.Hot tub lid didn’t have an assister or even space to store once removed. Also no WIFI on site.Was very unimpressed

The peace and tranquility of the site was amazing, the surrounding views too, the grounds are immaculately maintained including around the lake.The lodge we stayed in was spotless, couldn’t fault it.I wouldn’t hesitate to recommend Royal Arch to family, friends or anyone reading this review.We will definitely be going back again!

The site was very well kept in a lovely area,found it ideal with lots of space between the caravans great to take your pets too Van was very clean and well presented and hot tub was great to have, would highly recommend.

Lodge isn't luxury
Lodge isn't luxury. Hosts could improve to make it better. Lodge wasn't very clean, couldn't use ensuite due to smell of urine. Bathroom sinks not fit for purpose and damaged due to water leaking. Towels weren't luxury and not enough provided. Welcome pack not provided, also no Internet. This Lodge could be so much better with a bit more attention to detail. Very disappointing.

Just back from a weeks stay here and I honestly can't fault this place so peaceful amazing views owner was so friendly and helped anyway he could bonus was the hot tub amazing feature and I definitely will be back had an amazing time 😀

Lovely scenery and lodge was comfortable and nice and modern. Owners should look to put a small welcome pack, tea coffee sugar ect and clothes and tea towels. Hot tub was a let down. When we arrived it was too hot for jets as just been filled. Lovely on night one. But for some reason the hot tub heater would not heat come night two and we are at 36 degrees by 3rd day down at 35 degrees. Nice relaxing few days really need to sort the hot tub

Lots of Potential in this new development.After reading an article in the Courier I decided to pay a visit as I'm interested in making an investment. I met with the owner and was amazed at the lodges from Stately-Albion. The owner explained the park is in its final stages and will be open in the next couple of months, I'm going to return in July to see the progress and potentially put a deposit down.
